Beverly Hills is part of the area's "Platinum Triangle" together with Holmby Hills and Bel Air. These wealthy communities that are known worldwide. Beverly Hills contains some of the largest homes in Southern California and the nation. These homes range from the extravagant mansions, to the elegant and modern homes, and then to the many smaller homes and rental duplexes.
"Hammel and Denker ranch", which was one of Southern California's most fertile lands growing lima beans is the name for the area prior to 1906. On 1906 Beverly Hills area declared open and was described as a "beautiful suburban residence between downtown Los Angeles and Santa Monica." Beverly Hills was marketed as "Between the city and the sea". Since then with the start of Beverly Hills Hotel on 1911 the city grew and prosper to be the one of the famous cities in the world. By 1930, the population was about 17,000. By the 1950s, small lots remained and developers cropped whole mountains to ease the housing shortage.
Trousdale estates is a residential community consisting of one story expensive homes situated on a hill a few blocks north of Sunset Blvd. Many of these homes have amazing views of Los Angeles, from downtown all the way to the ocean or tranquility canyons. Originally the largest estate in Beverly Hills, 425 acres, the area was once home to the Greystone mansion, a 55-room mansion built for Edward Doheny JR. In 1954, 410 acres of the estate was sold to a developer by the name of Paul Trousdale. By the end of the 50'S and 60's, he began building the homes. The residents enjoy the Beverly Hills amenities and schools, as well as, 24 hr patrol by a private security company. The Beverly Hills Unified School District serves Trousdale Estates. Students enrolled in K-8th grade attend Hawthorne Elementary School which scored 844 on the 2003 API. High school students attend Beverly Hills High which scored 822 on the API.
Beverly Hills Flats is a residential area between Wilshire Blvd on the South and Sunset Blvd on the north, and is well known for its large homes and small mansions. The streets were designed with large lots and wide curving streets lined with palm, eucalyptus, and acacia trees.
Beverly Hills Post Office or BHPO, is ironically not an official part of Beverly Hills. Although it shares the name and the same 90210 Zip Code, the community does not receive the same services such as schools, police, and fire department services as Beverly Hills. The reason being is because in 1914 when Beverly Hills was incorporated, the northern border to Mulholland Drive remained a part of the hills of Los Angeles. Out of convenience the area was given the 90210 Zip Code. By using the Beverly Hills name, BHPO homes are more valuable and the area is more prestigious. Those wishing to have larger lots for big homes, privacy, and great views look to BHPO to provide them with these wishes. As of the 2000 U.S. Census, BHPO had 5,482 housing units. Many of the homes were built from 1960-1971; however, as the popularity of this area increases many of the original homes are coming down in order to accommodate new homes. In the Beverly Park area, where some homes exceed 20,000 square feet we can find listings of homes up to 34 millions. It is important to note that BHPO is not a part of the Beverly Hills Unified School District but rather the Los Angeles Unified School District. For young children living on the east side, West Hollywood Elementary serves these children, it scored 680 on the 2003 Academic Performance Index. For children residing on the west side, Warner Elementary serves these residents; which scored 940 on the API. Emerson Middle School scored 738 and University High School?s score was unavailable for 2003.
Benedict Canyon with its hillsides tree lined streets has very charming homes and luxury estates. Historically, Benedict Canyon was a part of Rancho de las Aguas, which included Beverly Hills as well. A store-keeper, who built apiary, named Edson A. Benedict, named the area. One of Mr. Benedict?s sons, Pierce E. Benedict, was elected to the city of Beverly Hills Board of Trustees. Records show that the population is highly educated and in professional and executive positions. Approximately half of the population is between 35 and 64 years of age; and the median age is at 43 years. Properties are exclusively residential and the homes are single-family residences and owner-occupied. The BCA (Benedict Canyon Association) began in 1948 and is exemplary in its efforts towards neighborhood activism. The association is devoted to maintaining and preserving the quality of life in the community. Due to its earlier efforts, Benedict Canyon has remained the only Canyon that is a one hundred percent residential community. Due to the Association?s lobbying, building height is limited to 36 feet and there are restrictions on set-back, side yards, and parking. Beautification projects include the repainting of guardrails, repairing of roads, a subsidized monthly service of clearing debris, and the maintenance of vegetation that encroaches upon the roadways.
Franklin Canyon Park is just a short drive away, where families can go to enjoy a sunny afternoon. The park is about 605 acres, complete with a three acre duck pond, hiking trails, a lake, and picnic area. Another nearby park is Coldwater Canyon Park. The following are schools located in the area, which are all a part of the Los Angeles Unified School District.
Beverly Hills is known to be one of the most glamorous places in the world for shopping. The Golden Triangle, between Santa Monica Blvd and Wilshire Blvd with Rodeo Drive at its center, was marketed as the apex of shopping, fashion and tourist attraction. The famous Rodeo Drive is a home for Gucci, Cartier, Louis Vuitton, Salvatore Ferragamo, Chanel, Rolex, Bally, Prada, Fendi, Zegna, and other famous designers. Completed in 1990 the Via Rodeo, the first new street in Beverly Hills in seventy-six years, was completed. The Spanish cobblestone street with upscale shops and restaurants. In 1992, the Beverly Hills Civic Center was opened. It links the new public library, fire and police departments with the historic City Hall. Beverly and Cannon Drives are very beautiful streets that their shops and restaurants draws local and visitors alike.
The city's image has been enhanced by being featured in many television shows and movies.
