     Boaz's Tips and information for Residential Sellers

Preparing your home for showings........ First impression can be created once

1.    Paint the exterior or at least the trim and front door.
2.    Paint the interior with natural light color. 
3.    Plant fresh flowers and few plants. There is no need for large expensive trees. Green grass in rolls is fairly inexpensive and the buyers will see a well kept home.
4.    Clean screens and windows.
5.    Pressure wash sidewalk and driveway.
6.    Make sure nothing is broken.
7.    Deep Clean kitchen, bathrooms, windows, rooms etc.
8.    Floors: Use professionals to clean carpets, polish wood floors and marble.
9.    Clean the exterior and remove extra vehicles.
10.  Show off the home if you have photos from other seasons.
11.  Make sure beds are made, garbage is empty and clear all dishes.
12.  Remove or contain pets at showings.
13.  All Lights on. If needed, replace light bulbs with stronger ones.
14.  Turn on soft music which gives a relaxation feel.
15.  Set the temperature for comfortable setting.
16.  Move furniture in order to have traffic flow and open spaces.
17.  Bake a chocolate cake or brownies half an hour before showing. The smell gives warm home feeling and shows good hospitality.
18.  Do not stay for showings! Buyers feel like intruders and will be more comfortable to talk, measure and look when homeowners are not present.

Home staging is a very successful tool and we encourage sellers in need to use in order to get top dollar for their property. In the luxury home market, professional staging can run tens of thousands of dollars by placing furniture, pictures, art, rugs and designer pieces in a home.


 

 Boaz has a great "EYE" for staging and would like to share a few simple ideas with sellers in order to make their homes look great, comfortable and inviting to buyers:


1.    Think of your home as a stage.
2.    Think clean and neat.
3.    Take a tour of your home and pretend you have never seen it.
4.    Try to imagine it as a "natural hotel environment" or model home where everyone feels comfortable.
5.    Clear off surfaces and keep only few decorative accessories. Sometimes less is more.
6.    Eliminate clutter, clear personal items.
7.    Have luxurious textures like towels, bed comforter and pillows.
8.    Eliminate odors from smoking and pets.
9.    Freshen it up by lighting few candles.
10.  Gorgeous fresh flower arrangement(s)- A must.
